Aspera won an International Design Competition for the Riverrun Estate Development. It is a 100-acre gated community located in Ruiru, Kiambu County. The development consists of 600 town houses, 600 apartments, a primary school, community centre with various retail stores, a hotel and amusement park. The site aspect slopes towards Kinjibe river and dam. For the ease of construction the building components are arranged along the land contours, facing the bottom of the valley, in hierarchical order, with the most prime aspect, the hotel and ¼ acre unit clusters adjacent to the river and dam, and the least prime 1/8 and 1/16 acre house units and apartments on the uppermost aspect of the slope.

The Architectural language borrows heavily from a Mediterranean theme, which is characterized by its pitched roofs, minimal stone dressing, a lot of soft earth color painting on plastered walls. The community centre is the centrally placed building component which sits directly between the apartments and townhouses and is easily accessible from the central road that runs through the development.  It consists of convenience stores, various retail outlets, clinics, a clubhouse etc. The hotel is a major landmark of the development and is positioned to form a gateway into the dam which is the centre of waterfront recreation and sports activities for the development.
