Aspera Design was appointed by Onyx Group, to provide Master Planning and Architectural services for the design of a Mixed-Use Gated Community, that would provide a live, work and play environment for over 3000 staff who would be working in its Rigid Tyre factory, whose production capacity is 430 000 tons of tires each year. The site is located in Horana, approximately 45 km form Colombo, Sri- Lanka’s capital, and has a site development area of 50 acres. The village comprises of an office block, labourers accommodation, 8 guest houses, a cafeteria, a retail & security block, nursery/day-care, 8 blocks of 1 bedroom apartments, 12 blocks of 2 bedroom apartments and 30 three bedroom town-houses. The sites undulating terrain offers opportunities in arranging the various accommodation components along a spline where the road strings together the facilities with ease at the same level. The resultant formation of the undulation is a valley in the middle of the site that is not favorable for building development due to a stream that passes through.
The architectural style employed is modest Mediterranean to the retail and accommodation blocks whereas modern architecture has been employed to the office block, Guest houses and amphitheatre. The zoning is such that the denser labourer accommodation is located close to the main gate that is adjacent to the factory and main office. The apartments and Town houses are located the farthest perimeter of the site. In the same breath, the recreational grounds comprising of cricket pitches and other playgrounds are located closer to the dense population within the development. Within the less dense parts of the development, there are infills of green spaces that are as a result of the terrain low point and stream. These have been allocated as recreational gardens for the apartments and townhouses.
