Panorama Apartments is located in Nyarutarama, an affluent neighbourhood in Kigali, Rwanda. The area is well developed with tarmac roads, sidewalks and street lighting. In addition, there are a number of embassies and international schools within the site’s context. This developed urban fabric has attracted the development of good restaurants and shopping malls. Of key interest was the site proximity to a sprawling golf course and views towards the up and coming Vision City.

As the project name suggests, the design for the development was done in such a way as to exploit the significant panoramic views. The main living spaces: the living room, dining rooms and bedrooms were laid out to face the primary view of the Mayfair Golf Course that stretches towards the west and south west of the site. Beyond the golf course, these spaces enjoy views towards the iconic Kigali Convention Centre as wells as the high-rise buildings of the Kigali Central Business District.

The slight curve of the building’s massing resulted in an efficient use of parking space from the site main access on the eastern side of the site. All servant spaces: kitchen yards, cloakrooms and bathrooms; as well as the access to the apartments were placed behind these major spaces. The entire roof level was designed to be a recreational space for the residents of the development.
